Survey Tolerances and Structural Site Preparation
A successful glazing project relies on rigorous aperture surveying before fabrication:
- Three-point aperture measurement: Measuring width and height at top, middle, and bottom, taking the smallest dimension and deducting 10 mm for standard frames, or 15 mm on wide spans and dark powder-coated profiles (such as RAL 7016 Anthracite Grey) to accommodate summer thermal expansion.
- Diagonal squareness checks: Measuring corner-to-corner diagonals to ensure the aperture is true within 2 mm to 3 mm before setting outer frames.
- Load-bearing lintel condition: Checking structural support above openings in compliance with Approved Document A, ensuring proper steel or concrete lintel bearing before removing existing load-bearing frames.
- Sub-cill overhang and drainage: Sizing external sub-cills (150 mm to 180 mm projections) to shed rainwater clear of brickwork, render, or external wall insulation under Approved Document C. Review our technical survey process.
Glazing Geometry, Perimeter Insulation, and Handover
Precision on-site assembly ensures long-term operational reliability without dropped sashes or draughts:
- Toe-and-heel packing: Bracing opening door leaves and heavy casement sashes diagonally with load-bearing plastic bridge packers, transferring the glass weight back to the bottom hinge corner and preventing sash drop.
- Mechanical anchor spacing: Fixing outer frames 150 mm from corners and at maximum 600 mm intermediate centres into structural masonry using direct concrete fixings without distorting profile chambers.
- Three-tier perimeter sealing: Insulating frame-to-masonry gaps with low-expansion elastic polyurethane foam to eliminate cold bridging, followed by an internal airtight seal and external low-modulus neutral-cure silicone tooled over closed-cell backer rod.
- Final commissioning: Checking multi-point locking compression, testing trickle vent airflow under Approved Document F, cleaning glass units, and issuing compliance documentation. Read more in our fitting process guide.
