Local Authority Building Control (LABC) Notification Workflow
While FENSA self-certification is restricted strictly to standard window replacements in existing structural openings of similar sise, all structural alterations (such as widening openings, installing load-bearing lintels, converting windows into doors, or building extensions), commercial projects, and independent contractor fittings legally require Local Authority Building Control (LABC) sign-off. Our step-by-step certification process operates as follows:
- Pre-Installation Council Notification: Prior to starting work, we submit a Building Notice application to the relevant local council's building control department (or an approved private building control inspector). This includes the detailed engineering specifications of the A-rated frames, safety glass, and ventilation details to be used.
- Structural & Technical Assessment: The building control surveyor reviews the specifications to confirm that they meet the relevant documents (Document L for thermal U-values, Document K for safety glass, Document F for ventilation, and Document Q for security).
- On-Site Council Inspections: Once the installation is complete, we arrange for a Building Control officer to visit the site. The inspector physically checks the frames, fixing anchors, safety glass stamps (BS EN 12150), perimeter EPDM weather sealing, and trickle vents.
- Completion Certificate Issuance: Following a successful inspection, the local authority issues a legal Building Regulations Completion Certificate. This is the official document that is recorded in the property's local land charges register, which is essential if you ever sell the property or are audited for commercial building compliance.
